Average Rent Is Holding Steady
For 3 bed/2 bath homes, the average monthly rent came in at $2,068—a number that’s held fairly consistent over the last few months. If your budget is in the $2,000+ range, you’re sitting in the sweet spot of where this market is performing.
Most homes rented between $1,500 and $2,500, but the $2,000–$2,200 price point saw a lot of activity. At that price, tenants are expecting move-in-ready homes in safe, accessible neighborhoods.
If you upgrade your budget a bit then you can upgrade your wants to a “short-term rental” style home with bonus features like a finished basement, garage, or updated kitchen and bathrooms.
Average Time on Market: 76 Days
On average, it took 76 days for these rentals to go under contract in April, which is slightly longer than usual for this time of year. But don’t let that fool you—the best homes are still going fast.
The full range was anywhere from 5 days to 244 days, so timing really depends on the home’s condition, location, and price point. Homes that check all the boxes—clean, updated, and well-priced—are getting scooped up quickly.
Only 14 Homes (3/2) Rented in April
There were just 14 three-bedroom/two bathroom homes rented in Monroe County last month. That’s a small number for a growing area, and it reflects limited inventory—especially for families, remote workers, and relocators looking for a longer-term solution in the $2,000+ range.
